Homeowners could save thousands by refinancing their mortgages…

Mortgage rates are holding steady near historic lows₁, and homeowners who haven’t refinanced could be tossing thousands of dollars out the window.

The monthly mortgage payment on the typical U.S. home, worth $256,663 in August, would be $951 before taxes or insurance with a 3.75% mortgage rate, near where rates were a year ago. But with a 3.02% rate₂, that monthly payment drops to $868, which adds up to nearly $1,000 per year in savings. Over the lifetime of a 30-year loan on that same home, the difference between a 3.75% rate and a 3.02% rate comes out to $29,880.

As the coronavirus pandemic has impacted the U.S. economy, one effect has been persistently low interest rates. The Federal Reserve lowered interest rates to near 0% in March to help bolster the national economy and shows no sign of raising them. As a result, mortgage rates, which generally follow bond yields, have lingered near historic lows.

“Choosing whether to refinance your mortgage is ultimately a personal choice, but recent moves in mortgage rates have probably made that decision a whole lot easier for those who qualify,” said Zillow economist Matthew Speakman. “Mortgage rate declines have allowed many to lower their monthly mortgage payment or tap into the equity they’ve built in their home by refinancing their loan – offering some financial stability to many in a time of great economic uncertainty. With rates poised to stay relatively low for the immediate future, for many – including those paying mortgage insurance – a refi could remain a worthwhile endeavor.”

Refinancing does come with additional fees that can range from 2% to 6% of the loan’s principal₃, so homeowners who are planning to move within the next couple years may not save enough on a monthly basis to offset those fees…

Mortgage rates are surging to the highest level in 7 years…

A sharp sell-off in the bond market is sending mortgage rates to the highest level in seven years.
The average contract rate on the 30-year fixed will likely end the day as high as 4.875 percent for the highest creditworthy borrowers and 5 percent for the average borrower, according to Mortgage News Daily.
Mortgage rates, which loosely follow the yield on the 10-year Treasury, started the year right around 4 percent but began rising almost immediately. They then leveled off in March and early April, only to begin rising yet again. Tuesday’s move follows positive economic data in retail sales, suggesting that newly imposed tariffs would not hit sales as hard as expected.

Rates have been widely expected to rise, as the Federal Reserve increases its lending rate and pulls back its investments in mortgage-backed bonds… Read more… (on CNBC.Com) >>>

Zillow’s Most Popular U.S. Neighborhoods…

Zillow® announced the 20 most popular neighborhoods across the U.S. Topping the list is The Oaks in Los Angeles, Tuxedo Park in Atlanta, and Presidio Heights in San Francisco.

To identify the nation’s most popular neighborhoods, Zillow looked for places with the highest number of page views per listing during the first three months of 2018[i]. Among the 20 most popular neighborhoods on Zillow’s list, 15 are along the West Coast in either California or Washington. The remaining five neighborhoods are in Georgia, Washington, D.C., and New York.

For the most part, these neighborhoods are among the toniest in some of the most expensive cities in the country. While this doesn’t show a likelihood that more people will be buying homes and moving in, it does show how many people wish they could, or are curious about the neighborhood.

The typical for-sale listing in The Oaks neighborhood has received almost 13,000 page views so far this year, compared to 365 page views on the typical U.S. home. The median list price in the neighborhood is about $3.7 million, more than double the median list price in the city of Calabasas, Calif., as a whole, where the neighborhood is located. The typical home for sale in The Oaks is about 5,600 square feet — 3,800 square feet larger than the median U.S. home[ii].

Tuxedo Park, the second most popular neighborhood on Zillow’s list, is in the city of Atlanta. The typical home for sale in this neighborhood is listed for just under $1.9 million and is 5,476 square feet. The typical home for sale in Tuxedo Park has received 10,759 page views so far this year. To compare, the median list price in the city of Atlanta as a whole is $320,450.

“Real estate shoppers are usually very aspirational, so it’s no surprise we have a lot of shoppers looking outside of where they can likely afford and instead, looking at beautiful homes in desirable areas,” said Zillow senior economist Aaron Terrazas. “We see these more posh neighborhoods drawing shoppers in, but ultimately, these probably aren’t the neighborhoods most will end up in – the typical price of entry in the majority of neighborhoods on this list is generally much higher than their city as a whole. But it’s hard to blame these buyers, because really, who hasn’t dreamed big when home shopping? Oohing and ahhing over beautiful homes has become one of America’s favorite pastimes.”

18 secrets from real estate insiders…

Investing in real estate can be a path to wealth, whether you’re buying a home to live in or purchasing an income property. Or it can be a horrible boondoggle that saps your savings and cracks your nest egg.
Even if you get a great deal when you purchase a home, you can blow it later by making a poor sale. Sometimes you’re better off staying away from real estate altogether and simply continuing to rent. Knowing the tricks of the trade can go a long way toward making sure your next real estate transaction is a smart one.

Time Your Sale for Maximum Earnings — or Savings

Real estate prices are vulnerable to seasonal fluctuations, so good timing can increase sellers’ profits or result in considerable savings for buyers. A recent Zillow survey found that buyers who hold off purchasing until late summer are likely to find good selections and lower sale prices.

Sellers, on the other hand, do best in the spring, when fewer active listings mean more competition for available homes — and higher prices… Read more… (on CNBC.Com) >>>

USA housing starts increase, single-family segment weak…

U.S. homebuilding increased more than expected in March amid a rebound in the construction of multi-family housing units, but weakness in the single-family segment suggested the housing market was slowing.

Housing starts rose 1.9 percent to a seasonally adjusted annual rate of 1.319 million units, the Commerce Department said on Tuesday.

Data for February was revised up to show groundbreaking declining to a 1.295 million-unit pace instead of the previously reported 1.236 million units.
Economists polled by Reuters had forecast housing starts rising to a pace of 1.262 million units last month.

Permits for future home building rose 2.5 percent to a rate of 1.354 million units in March.

U.S. financial markets were little moved by the data.

Despite the rebound in homebuilding last month, activity appears to be slowing.

Single-family homebuilding, which accounts for the largest share of the housing market, fell 3.7 percent to a rate of 867,000 units in March… Read more… (on Reuters.com) >>>

Homes ‘Earn’ Minimum Wage or More in Almost Half the Nation’s Largest Cities…

Home values in San Jose, Calif., San Francisco and Seattle have been appreciating more than 3.5 times faster per working hour than the cities’ minimum wage workers earn.
In San Jose, the typical homeowner is gaining $99.81 of equity in their home every hour they’re at the office. The city’s hourly minimum wage is $13.50.
The typical U.S. homeowner is gaining $7.09 of equity in their home every working hour, $0.16 less than federal minimum wage.
The rapid pace of home value appreciation over the past year may present homeowners in several large U.S. markets with an interesting dilemma: Why work a 9-5 slog, when you can sit back and collect substantial hourly home equity “earnings” instead?

The typical U.S. home appreciated 7.6 percent over the past year, from a median value of $195,400 in February 2017 to $210,200 at the end of February 2018. That $14,800 bump in value translates to a gain in home equity of $7.09 for every hour the typical U.S. homeowner was at the office last year (assuming a standard 40-hour work week), a shade less than the federal minimum wage of $7.25 per hour.

Overall, owners of the median-valued home in 24 of the nation’s 50 largest cities earned more in equity per hour over the past year than their local minimum wage. But homeowners in a handful of U.S. cities made out a lot better than that – in some cases much, much better.

The median U.S. household earned roughly $60,000 in 2017 ($58,978 to be exact), or a little more than $28 per hour. But in six U.S. cities – New York, San Diego, San Jose, San Francisco, Seattle and Oakland – owners of the median-valued local home gained more than that in home equity alone. And if earning a six-figure annual salary represents a certain amount of privilege, homeowners in San Francisco, San Jose and Seattle all made comfortably more than that simply by virtue of owning a local home… Read more… (on Zillow.com) >>>

Subprime stages comeback as ‘non-prime’ loans…

They were blamed for the biggest financial disaster in a century. Subprime mortgages – home loans to borrowers with sketchy credit who put little to no skin in the game. Following the epic housing crash, they disappeared, due to strong, new regulation, and zero demand from investors who were badly burned. Barely a decade later, they’re coming back with a new name — nonprime — and, so far, some new standards.

California-based Carrington Mortgage Services, a midsized lender, just announced an expansion into the space, offering loans to borrowers, “with less-than-perfect credit.” Carrington will originate and service the loans, but it will also securitize them for sale to investors.

“We believe there is actually a market today in the secondary market for people who want to buy nonprime loans that have been properly underwritten,” said Rick Sharga, executive vice president of Carrington Mortgage Holdings. “We’re not going back to the bad old days of ninja lending, when people with no jobs, no income, and no assets were getting loans.”

Sharga said Carrington will manually underwrite each loan, assessing the individual risks. But it will allow its borrowers to have FICO credit scores as low as 500. The current average for agency-backed mortgages is in the mid-700s. Borrowers can take out loans of up to $1.5 million on single-family homes, townhomes and condominiums. They can also do cash-out refinances, where borrowers tap extra equity in their homes, up to $500,000. Recent credit events, like a foreclosure, bankruptcy or a history of late payments are acceptable… Read more… (on CNBC.Com) >>>

New York’s luxury real estate market is experiencing a correction…

Apartment sales prices are plunging as new luxury construction floods the market, according to a new report.

The median sales price for a New York apartment for the first quarter of 2018 was $1.0 million, down 1.3 percent from the first quarter of 2017. The average sales price was $2.02 million, down from $2.21 million, according to a report by Stribling & Associates. That’s an 8.3 percent drop from the same time last year.

The average sales price for a Manhattan apartment per square foot was also down 6 percent, from $1,585 per square foot during the first quarter of 2017 to $1,490 per square foot during the first quarter of 2018.

“Buyers currently have many options to choose from, especially when looking at properties priced above $3 million. More than one third of all inventory — 32 percent — is priced above $3 million. In many cases, developers are offering additional incentives to lure would-be buyers to their projects,” said Garrett Derderian, Stribling’s director of data and reporting.

Those incentives range from free parking spaces to paying state and city transfer taxes.

Some developments also offer credits, like a $25,000 credit at One West End, a new Upper West Side luxury condo. The Beekman Residences offers a $10,000 gift card to use at the adjacent Beekman Hotel, Derderian said.

The Sterling Mason at 71 Laight St. is offering a free parking spot with its $15.5 million penthouse — a valuable perk in a city where some spots are as expensive as apartments.

Leonard Steinberg, the president of Compass Real Estate, said that a nearby parking spot at 443 Greenwich, the celebrity “it” building with residents like Justin Timberlake, recently sold for more than $1 million…  Read more… (on Marketwatch.com) >>>

Jersey City becomes alternative to New York, but without the ‘sticker shock’ in prices…

Real estate prices in New York City have cooled but remain astronomically high, so Jennifer Tobias, a senior designer at the Studio Sofield design firm in lower Manhattan, found a nearby refuge.

Located just across the Hudson River from Manhattan’s West Side, Jersey City is being touted by some as the latest alternative to New York City’s torrid real estate market. It’s where Tobias joined a growing number of area residents who find Jersey City more affordable when compared to its more famous neighbor.

“My apartment is a 310 square foot studio in a 28-unit building,” Tobias told CNBC recently. Her unit cost $195,000 when she bought it in 2007, and she said that its current value is $312,000.

“A similar apartment in New York City would easily cost twice as much,” she added. Her residence faces Van Vorst Park, which has a farmer’s market, Shakespeare performances and outdoor movie nights. A wide range of restaurants and bars can be found within an eight-block radius, and the overall cost of living is low.

She isn’t only getting a more affordable lifestyle across the river. New York’s outer boroughs like Brooklyn and Queens, have traditionally offered lower cost housing. However, prices there have also skyrocketed in recent years, forcing residents of modest means to look elsewhere… Read more… (on CNBC.Com) >>>

RE/MAX Agents on Average Outsold Competitors by More than 2:1 in Survey…

RE/MAX®, the world’s most productive real estate network*, announced its associates once again outperformed agents with other real estate brands in the 2018 REAL Trends 500 survey. For the eighth consecutive year, RE/MAX agents in the survey on average outsold competing agents – averaging more than twice as many closed sales than agents at other participating brokerages.

“RE/MAX is the #1 name in real estate**,” said RE/MAX CEO Adam Contos. “Year after year, we continue to surpass our competitors in respected industry rankings and studies. The quality of our agents enables us to say that, based on residential transaction sides, nobody in the world sells more real estate than RE/MAX.”

Highlights from the 2018 REAL Trends survey include***:
RE/MAX agents averaged more than double the number of transaction sides per agent when compared with participating competitors. Agents affiliated with RE/MAX averaged 17 transaction sides while agents with competitors averaged 7.5.

The RE/MAX agent average of 17 transaction sides led all national franchises in the rankings including Realty Executives with 11.1, Berkshire Hathaway HomeServices with 9.4, Coldwell Banker with 8.2, Century 21 with 7.8, ERA with 8.8, Better Homes & Gardens with 6.8, Sotheby’s International Realty with 6.6, Keller Williams with 6.6, Compass with 5.2, HomeSmart with 3.9 and eXp Realty with 3.8.

RE/MAX once again qualified more brokerages for the survey than any other real estate brand. The 565 qualifying RE/MAX brokerages represented over one-third of the 1,752 brokerages included in the survey. The closest competitor qualified 392.

RE/MAX agents averaged $4.6 million in sales volume, 78% higher than the $2.6 million average of all other agents in the survey.

When all participating brokerages are ranked by average sides per agent, RE/MAX brokerages claim 89 of the top 100 spots. RE/MAX agents in those brokerages averaged 31 transaction sides.

REAL Trends 500 ranks the performance of top participating residential brokerage firms in the U.S. Now in its 31st year, the survey ranks real estate brands by transaction sides and sales volume for the previous year. Firms needed to close a minimum of 500 transaction sides in 2017 to qualify for the 2018 REAL Trends survey.

Entrepreneur magazine named RE/MAX the world’s fastest growing real estate franchise earlier this month in the 2018 Top Fastest Growing Franchises list. The ranking of 150 franchises placed RE/MAX in the 12th spot overall, the highest among all real estate franchises, and marked the fifth consecutive year the franchisor has been included in the annual list.

In January, RE/MAX once again held the top position among real estate brands in the annual Franchise 500® survey, also by Entrepreneur magazine. This year’s ranking marked the 15th time in 19 years that RE/MAX has been listed as the top franchisor in the survey’s real estate category.

RE/MAX is in more countries and territories than any other real estate brand. From a single office that opened in 1973 in Denver, Colo., RE/MAX has grown into a global real estate network with more than 115,000 sales associates in more than 100 countries and territories.

About the RE/MAX Network
RE/MAX was founded in 1973 by Dave and Gail Liniger, with an innovative, entrepreneurial culture affording its agents and franchisees the flexibility to operate their businesses with great independence. Over 115,000 agents provide RE/MAX a global reach of more than 100 countries and territories. Nobody in the world sells more real estate than RE/MAX when measured by residential transaction sides. RE/MAX, LLC, one of the world’s leading franchisors of real estate brokerage services, is a wholly-owned subsidiary of RMCO, LLC, which is controlled and managed by RE/MAX Holdings, Inc. (NYSE:RMAX). With a passion for the communities in which its agents live and work, RE/MAX is proud to have raised more than $167 million for Children’s Miracle Network Hospitals® and other charities…

Rent growth accelerating at fastest pace in 21 months…

Median rent across the nation is accelerating at its fastest pace in 21 months, according to the February Zillow® Real Estate Market Reporti. Over the past year, the median rent in the U.S. rose 2.8 percent to a Zillow Rent Indexii (ZRI) of $1,445.

The fastest appreciating rental markets are along the West Coast in Sacramento, Calif., Riverside, Calif., and Seattle. This is the seventh month in a row that Sacramento has topped the list of markets with the fastest rental growth. Median rent in Sacramento rose more than 8 percent since last February to a ZRI of $1,849.

Minneapolis and Atlanta also are among the fastest-appreciating rental markets, both reporting about a 4.5 appreciation rate over the past year.

As for-sale inventory remains tight, home prices rise and higher mortgage rates erode affordability, more households may opt to rent rather than buy — either by necessity or by choice — driving up demand for rental homes.

“Rental appreciation slowed between 2015 and mid-2017, but is once again picking up steam, reaccelerating over the past nine months,” said Zillow senior economist Aaron Terrazas. “For-sale inventory is tight, and with home prices continuing their rapid climb, it’s becoming more and more difficult for renters to become owners, forcing them to rent longer than they otherwise would have. Searching for the ‘right’ home has become a drawn out affair and rising prices require more savings for a down payment. Were it not for strong new apartment construction over the past half-decade, rental appreciation would be even stronger than it is now.”

Over the past nine months, national home value growth has fluctuated in the range of 7.2 percent to 7.6 percent annually. For the year ending in February 2018, home values rose 7.6 percent to a median of $210,200.

San Jose, Calif., Las Vegas and Seattle reported the greatest home value growth over the past year. In San Jose, home values rose more than 26 percent since last February to a median of $1,252,400. In Las Vegas, the median home value rose almost 16 percent; in Seattle, the median home value rose 14 percent.

Going into home shopping season, buyers will have 10 percent fewer homes to choose from than a year ago, with San Jose, Columbus, Ohio and Las Vegas reporting the greatest drop in inventory. In San Jose, there are almost 27 percent fewer homes on the market than last year, and 24 percent fewer in Columbus and Las Vegas.

The end of February saw mortgage rates at their highest since April 3, 2014. Mortgage ratesiii on Zillow increased throughout February, starting at 4.06 percent, the lowest rate of the month, and ending at 4.26 percent. The high was hit mid-monthiv, at 4.28 percent. Zillow’s real-time mortgage rates are based on thousands of custom mortgage quotes submitted daily to anonymous borrowers on the Zillow Mortgages site and reflect the most recent changes in the market… Read more… (on Zillow Mediaroom)>>>

Los Angeles ranks as most attractive commercial real estate market…

Los Angeles ranked as the most attractive commercial real estate (CRE) market for the third consecutive year.

CBRE surveyed 300 real estate investors about their feelings of the overall market, asking respondents to rank commercial real estate markets by desirability.

Los Angeles ranked as the most-attractive CRE market in not only the U.S., but the entire Western Hemisphere.

Spencer Levy, head of research at CBRE, said global gateway cities such as Los Angeles and New York remain desirable to investors, but this year’s survey also shows some other markets on the move.

Dallas is second in the CBRE (NYSE: CBG) survey followed by New York and Seattle (tied at third) and San Francisco and Houston (tied for fifth). Atlanta ranked sixth, Washington was seventh and Denver was eighth. Ranking just ahead of the Portland-Nashville-Boston logjam at No. 9 was Miami… Read more… (on BizJournals.Com) >>>

7 ways to keep your smart home from being hacked…

In the modern home, everything from TVs and refrigerators to baby monitors and light bulbs can now be connected — and hacked.

The number of smart homes in North America is expected to hit 73 million by 2021, making up more than 50% of all households. By the end of 2016, more than 21.8 million smart homes had already been connected, creating new problems and anxieties for homeowners.

It used to be clear when a break-in had occurred — a window was smashed, or perhaps a door forced open — but today technology is making privacy invasion more insidious. A smart door can be unlocked remotely with no signs of forced entry, cameras can be hacked and homes monitored without user knowledge, and connected refrigerators can be infiltrated to spy on spending and food habits.

Most of these devices can be operated remotely through apps and online portals. So to protect themselves from these hacks, consumers must secure the connected home appliances themselves as well as the computers and phones that control them. This means, first and foremost, keeping hackers out of emails and other accounts… Read more… (on Marketwatch.com) >>>

Dubai ranked among top destination for FDIs in real estate market…

Dubai has been named among the top hybrid cities in the world, placing the emirate among the world’s top destination for FDIs in the real estate market, a new study shows.

According to new report titled World Cities: Mapping the Pathways to Success by real estate consultancy JLL, hybrid cities are medium-sized and compete in specialized markets that benefit from access to large domestic markets. Such cities are resilient over the medium term and are among the top real estate destinations, often having a superior liva-ability equation compared to its peers.

Dubai has been a darling among foreign real estate investors, with the emirate receiving millions in FDI inflow into its property sector.
The investment atmosphere has further received a boost from additional measures adopted by the authorities in making the process of investing in real estate more transparent.
Ranked among the most transparent real estate market in the Middle East by JLL’s Global Real Estate Transparency Index, Dubai has been termed the most hybrid cities in the world thanks to several initiatives that were implemented to improve transparency and to transform the quality of healthcare.
“Dubai and Abu Dhabi top the list of being termed Hybrid cities,” said Craig Plumb, Head of Research, JLL MENA…

Entrepreneur Names RE/MAX Fastest-Growing Real Estate Franchise Brand…

RE/MAX, LLC, the Denver-based global real estate franchisor, is once again the world’s fastest growing real estate franchise, according to Entrepreneur magazine’s 2018 Top Fastest Growing Franchises list.

The ranking of 150 franchises placed RE/MAX in the 12th spot overall, the highest among all real estate franchises, and marks the fifth consecutive year the franchisor has been included in the annual list. RE/MAX ranked #15 in 2017, #17 in 2016, #45 in 2015 and #16 in 2014.

“RE/MAX started a revolution when it was founded in 1973 and we’ve never looked back,” said RE/MAX CEO Adam Contos. “We’ve grown into a worldwide network in more than 100 countries and territories that is unmatched by any of our competitors. We’re proud to once again be named the fastest growing real estate franchise brand by Entrepreneur.”

Entrepreneur published its latest “Fastest Growing” list in its February issue as a follow-up to the publication’s annual Franchise 500 survey, released last month. More than 1,000 franchisors applied for the 39th annual ranking. RE/MAX rose five spots to finish #5 in the survey, the highest ranking it has ever achieved, up from #10 in 2017, #21 in 2016 and #75 in 2015. Only McDonald’s, 7-11 Inc., Dunkin’ Donuts and The UPS Store ranked higher. It was the 15th time in 19 years that RE/MAX was the top real estate franchisor in the survey.

RE/MAX is in more countries and territories than any other real estate brand. From a single office that opened in 1973 in Denver, Colo., RE/MAX has grown into a global real estate network with more than 115,000 sales associates in more than 100 countries and territories. RE/MAX was the leading real estate franchise for the ninth consecutive year in the 2017 Franchise Times Top 200+® survey and was ranked the top real estate franchise in Entrepreneur’s 2017 Top Global Franchises list.

How beginners can invest in real estate… (Video)

Real estate investments are great and often generate an attractive return on investment. Beginners should not be afraid of real estate investment simply because they have heard horror stories from former landlords. Here are five ways a beginner can invest in real estate with little experience and in some cases little money! Here is the real estate investing for beginners guide.

How Beginners Can Invest In Real Estate:

1. Direct Ownership (Buy and Hold)

You buy a piece of real estate and rent it out. The tenant pays for the mortgage, taxes and expenses and if you are lucky there is a surplus left over each month. Once the mortgage is paid off, you own the property free and clear. If you buy a home in a good market, the value of the property will likely appreciate as well.

2. Direct Ownership (Buy and Flip)

These real estate investors buy a piece of real estate for a short term hold. Some flippers make improvements on the property while others buy real estate in hot markets hoping to sell the property for a higher price in the near future.

3. Real Estate Investment Group (REIG)

In this type of real estate investment, a company builds an apartment building or buildings. Then, investors buy one or more units and the company manages the units. In return for managing the units, the company gets a percentage of the rent generated from the tenants.

4. Real Estate Limited Partnership (RELP)

This is basically a REIG with an exit strategy. Real estate investors are financing the construction or renovation of a building. Investors may receive cash payments if the building is generating income but the majority of the money comes when the property is sold. Investors who financed the project collectively share the profits.

5. Real Estate Investment Trust (REIT)

Many beginners invest in a REIT because it is as easy as trading a stock. A REIT is born when a trust is formed and the money from the investors is used to purchase, operate and sell income producing real estate properties. REITs trade on the major stock exchanges and operate similarly to a dividend stock. A REIT must pay 90% of the taxable profits in the form of dividends.

These are five ways you can invest in real estate as a beginner. While there are many ways to invest in real estate, each has its own unique characteristics in terms of risk and liquidity. Make sure you fully understand the real estate investment you are getting into, especially as a beginner! There is no reason for a beginner investor or someone with little money should avoid a real estate investment, just make an informed decision with your money…

How to sell your house without an agent…

Although many sellers choose to sell their homes with the help of real estate agents, the use of a third party is not required in most U.S. states. For a motivated and dedicated homeowner it is possible to save on commissions by selling your home without an agent. If you decide to “self-list,” learn the following simple but very important steps to help you with your sale.

Hire an attorney. If you’re going to sell your home without an agent, it’s advisable to have a real estate attorney standing by to help if needed. See below for instances where you might need an attorney. You would have to pay only for legal services actually rendered, as opposed to paying a commission to an agent.

Consult with one or more agents. Prior to deciding to self-list, speak with at least one real estate agent. Get a sense of what they can do by asking about their years of experience, average time to find a buyer, how their services would relieve you of liability, suggested pricing, and why they think you should sign up with an agent rather than selling on your own. Naturally they will favor hiring an agent, but at least consider what they have to say. They do offer value for what you pay them. Also, keep in mind that the agent you hire to list your house may not be the one who sells it… Read more… (on Wikihow.com) >>>
